Spring is here and the housing season has started. We are seeing a normal uptick in the market this time of the year, however the typical home took 18 days to sell rather than 7 days last year. Even though we are seeing roughly half of all homes being reduced from their original asking price, the average sales price jumped $26,000 from last month and $5,000 from this time last year. We also saw the median price jump as well. We have seen a decline in home sales from this time last year due to the sharp increase in mortgage rates, but Cartersville/Bartow County home values have maintained their values, especially in the lower to middle prices range homes. Don't let the national news about a decline in homes prices sway your opinions about our local market. These are only happening in certain cities, but not here. With all of the development and job creation coming in the next 2-3 years, unless there is a major downturn in the national market, I see a healthy housing market and home values for the forseeable future.
